NeighborGood Partners to Break Ground on Innovative Passive House Project in Dover

Dover, DE – On Tuesday, April 15, NeighborGood Partners will break ground on its newest housing initiative - four highly energy-efficient homes to be built on North Kirkwood Street in Dover. The groundbreaking ceremony will take place at 11:00 a.m. at the corner of N. Kirkwood and Mary Streets, near the former Wesley playing fields. Community members and supporters are invited to attend.


This project marks a major milestone as NeighborGood Partners brings Passive House construction—a leading international standard in energy-efficient building—to the heart of Delaware. These new homes will be built to meet Passive House standards, one of the highest levels of energy efficiency in the industry. The result: drastically reduced utility costs for future homeowners, potentially as low as a few hundred dollars per year. Funders include Energize Delaware, the City of Dover, Delaware State Housing Authority, and Healthy Communities Delaware. Green Diamond Builders, Cypress Construction, New Ecology Inc., Architectural Alliance, and Mountain Consulting are members of the development team.


“This is a meaningful step toward sustainable, affordable homeownership for low- and moderate-income families,” said Patricia Kelleher, Real Estate Development Director at NeighborGood Partners. “As the cost of homeownership continues to rise due to interest rates and development expenses, this project provides a long-term solution that truly makes a difference.”
