Laurel Glen Workforce Multi-Family Housing in Laurel

NeighborGood Partners is pleased to share that development of its Sussex County multi-family housing project known as Laurel Glen is moving forward. The four-building complex will include eight (8) one bedroom, twenty (20) two bedroom, and eight (8) three bedroom units for a total of 36, designed for the workforce to assist with the County’s growing need for more affordable housing.  The 4-acre site is located within the town limits; it is zoned R-3 for multi-family (higher density) housing and is close to all necessary services and utilities.


Architectural Alliance partnered with McCrone Engineering to design the site plan and renderings of two-story residential buildings, each with its own private entrance and laundry facilities, as well as a community center for property management and resident services. A large, central open space will include a playground. Parking meets Laurel’s standards, and a separate building will house individual storage areas for residents.  The Town of Laurel’s Planning and Zoning Commission approved the preliminary site and engineering plans, and various other approvals are moving forward.


Funding secured includes $500,000 from the Sussex County Housing Trust fund, $1 million in congressionally directed funds (CDF) through the office of Senator Coons, and $250,000 in CDF through the office of Congresswoman McBride.  An application in the amount of $3,428,060 is pending with USDA Rural Development, with attendant rental assistance for all 36 units. Additionally, a request for the State’s fiscal year 2027 Community Reinvestment Fund in the amount of $1 million is pending, as well as an application for CDF, also in the amount of $1 million, through the office of Senator Blunt-Rochester.  Total Development Costs will be in the range of $14 million. Significant leveraged funds are necessary to ensure a successful Low Income Housing Tax Credits application to Delaware State Housing Authority in April 2027.

 

Groundbreaking will occur before the end of 2027.
